Fill Your Rental Calendar With Last Minute Travelers

While most people rent vacation homes in advance, some wait until the last minute.  You can position yourself to scoop up those travelers by making a few adjustments to your marketing and rental procedures.   Then, you will make more money, as you will be able to keep your calendar full throughout the year.

Know Your Target

Last minute travelers have certain characteristics.  They are on a budget and looking for last minute deals, interested in a weekend getaway or traveling for a special event.

By understanding your target market, you can seek travelers out and grab their interest.

For the Deal Seeker

Nothing will grab a deal seeker’s attention faster than a special offer.  Include the offer in your headline so budget conscious travelers will see it. 

You don’t have to reduce your prices drastically.  However, you do need to give the deal seeker a reason to book your vacation rental.

For the Weekend Traveler

Weekend travelers have a difficult time finding vacation rentals due to minimum stay requirements.  Get their attention by reducing your requirements and including the new requirements in the headline.  You don’t need to make a permanent change.  You can shorten them for a weekend or two in order to grab last minute renters. 

For Special Events

If there is a special event coming up close to your vacation rental, include it in the headline.  Let renters know your home is available during the event.  Check for events on a regular basis so you can keep your home full.

Business Practices

Along with marketing, you need to change a few business practices in order to accommodate last minute renters.

Keep House Clean

If you are going to book last minute guests, your vacation rental must be ready at all times.  Have your housekeeper clean the rental as soon as someone leaves.  That way, your home will always be available for guests.

Use a Lock Box

Keep your keys onsite with a lockbox.  If you have to mail the keys, you will not be able to get last minute guests. 

Have a Fast Reservation Process

Have your forms on your computer, ready to send out.  Also, accept credit cards or PayPal so you can take the payment immediately.

Last minute travelers can help you keep your vacation rental calendar full.  With a few minor changes, you can keep your business booming throughout the year.

Great tips!!

I'm a last minute renter and definitely a weekend renter (or couple of nights during the week) so I usually have a hard time picking homes.

It's funny how many property owners will not even be open to my huge long-term value as a guest, just because they're not willing to allow my short stays. It's money on the table for them and one more beautiful home I won't be able to visit.

I hope people listen to these tips!! :)
