The address of the condo in the public records is actually 458 Ocean Drive, Miami Beach, FL. 33139 (Our building has both 448 and 458 Ocean Drive listed as the address on record, both of which are recognized by the US Postal Service).

Cancellation Policy
1. Reservation Deposit – An advance payment equal to Fifty Percent (50%) of the total rental amount is required within 7 days to reserve the condo. The advance payment will be applied towards the total rent. The balance of the rent will then be due thirty (30) days prior to your arrival date.
2. Security Deposit - A security deposit of Three-Hundred Dollars ($300) will be required along with the remaining balance of the rent due, 30 days prior to your arrival. NOTE: The security deposit is not applied towards the rent and is fully refundable within fourteen (14) days of your departure, provided the provisions of our rental agreement are met.
3. Cancellations – A sixty (60) day written notice is required for all cancellations. Cancellations made more than sixty (60) days prior to the arrival date will receive a full refund on their Reservation Deposit. Cancellations or changes that result in a shortened stay, made within sixty (60) days of the arrival date, forfeit the Reservation Deposit. The Security Deposit however, will be fully refunded. Monthly Renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
